This East Austin, Texas lot had four large pecan trees scattered around the building area. The client wanted to preserve the trees so the house was designed around them. The shade of the trees and use of 10″ thick ICF for exterior walls and high efficiency HVAC unit thoughtfully picked out for this location and construction method, make the house perform outstandingly throughout the seasons.

The property was designed to evolve into a multifamily dwelling in the future. The house was on the Austin Cool House Tour in 2004 and earned a 4-star rating from the Austin Energy Green Building Program.
